Communal area repairs

We are responsible for maintaining and repairing the communal areas outside your home, such as hallways and bin stores.

This includes:

  • Broken window handles
  • Communal lighting faults
  • Communal roofs
  • Communal TV aerials
  • Damaged doors/ locks
  • Damaged paths
  • Damaged stair treads / banister rails
  • Faulty phone entry system
  • Leaky gutters and downpipes

We clean and maintain these areas and the cost is shared between all residents as a service charge.

How to request a repair and how we will respond

Most communal repairs are dealt with within the same time limits as any other type of repair inside your home and will be classified as:

  • Routine (for example broken communal landing window handle): within 20 working days

  • Urgent (for example door entry phone not working): within 5 working days
  • Emergency repair (for example broken lock to a communal entrance door): within 24 hours.

If you need to request an urgent or emergency repair, please call us on 01993 890000.

If we have a mobile number for you, you will receive a text message confirming when someone will come out to carry out the repair. You will not need to be at home for this, as it is a communal repair and we can gain access.

It is more cost effective for us to do some larger repairs, such as replacing windows or gutters, on a whole block or estate at the same time, or street by street, rather than in individual homes. This may sometimes delay us dealing with a routine fault you have reported. When you report the problem, we will tell you if there will be any delay and provide you with an estimate of when the work is likely to take place.
